Adding your first property

Enter address, units, and notes in under 60 seconds.

  1. 1Go to Properties → Add property.
  2. 2Enter a name (e.g. Maple Street Flat) and full street address.
  3. 3Add city, state/region, and postal code for your records.
  4. 4Save — you can add tenants on the property page next.

Adding a tenant

Set monthly rent, deposit, and lease dates.

  1. 1Open your property from the Properties list.
  2. 2Scroll to Add tenant at the bottom of the Tenants card.
  3. 3Enter tenant name, monthly rent, and rent due day (1–28).
  4. 4Optional: deposit, email, phone, and lease start/end dates.
  5. 5Save — rent rows can auto-generate each month.

Recording a rent payment

Log payment and mark as paid.

  1. 1Tap + Rent in the mobile header or go to Rent Payments → Record payment.
  2. 2Select property and tenant.
  3. 3Enter amount, due date, and status (Paid, Pending, or Late).
  4. 4Add paid date and payment method when marking paid.
  5. 5Save — the payment appears in your ledger immediately.

Downloading a rent receipt

One-click PDF receipt for tenants.

  1. 1Go to Rent Payments and find a paid payment.
  2. 2Click Receipt PDF to download in your browser.
  3. 3Pro users can click Email receipt to send directly to the tenant.
  4. 4Receipts include property, tenant, amount, and dates in your currency.

Logging an expense

Categorize repairs, tax, insurance by property.

  1. 1Go to Expenses → Log expense.
  2. 2Pick the property and category (Repairs, Insurance, Property Tax, etc.).
  3. 3Enter amount, date, vendor, and optional description.
  4. 4Save — expenses roll into year-end reports on Pro.

Reading the dashboard

Monthly totals and overdue rent at a glance.

  1. 1Dashboard shows properties count and rent collected this month.
  2. 2Expected rent and expenses appear alongside collected totals.
  3. 3Overdue rent is highlighted in red when payments are past due.
  4. 4Use the activation checklist if you skipped guided setup.

Year-end tax export

Pro: download PDF and CSV for your accountant.

  1. 1Go to Reports (Pro plan or above).
  2. 2Review year-to-date income and expenses by property.
  3. 3Download Year-end PDF summary or CSV export.
  4. 4Hand files to your accountant for Schedule E, SA105, T776, or equivalent.

Managing your subscription

Subscribe via PayPal or card (Stripe) or open billing portal.

  1. 1Go to Settings → Manage billing.
  2. 2Choose a plan during or after your 14-day trial.
  3. 3Pay with PayPal or card — both are supported.
  4. 4Use Manage subscription in PayPal for cancellations or payment method changes.

Resetting your password

Self-serve email reset — no support ticket.

  1. 1On the login page click Forgot password.
  2. 2Enter your account email and submit.
  3. 3Check inbox for a reset link (also check spam).
  4. 4Set a new password and log in again.

Security deposit tracking

Record deposits at move-in for move-out disputes.

  1. 1Upgrade to Pro for the deposit ledger (Settings → Billing).
  2. 2Go to Deposits → Log entry.
  3. 3Select tenant, type (Collected, Withheld, Refunded), amount, and date.
  4. 4Keep deposit movements separate from rent income.
