Income documentation
Rent ledger showing each payment received, tenant name, property address, and period covered. Bank deposits alone are not enough without tying each deposit to a tenant.
Expense receipts by category
Repairs, insurance, property taxes, mortgage interest statements, management fees, and utilities. Tag each expense to the correct property when paid.
Depreciation and capital items
Purchase closing statement, improvement invoices, and depreciation schedule from prior years. Your CPA decides capital vs repair — you provide dates and amounts.
