Adding your first property
Enter address, units, and notes in under 60 seconds.
- 1Go to Properties → Add property.
- 2Enter a name (e.g. Maple Street Flat) and full street address.
- 3Add city, state/region, and postal code for your records.
- 4Save — you can add tenants on the property page next.
Adding a tenant
Set monthly rent, deposit, and lease dates. Optional: pre-fill pending payments through lease end.
- 1Open your property from the Properties list.
- 2Scroll to Add tenant at the bottom of the Tenants card.
- 3Enter tenant name, monthly rent, and rent due day (1–28).
- 4Add lease start and lease end dates.
- 5Check Schedule rent payments through lease end to create upcoming pending rows (Solo+).
- 6Save — edit or delete any scheduled payment on the Rent payments page.
Scheduling rent through lease end
Pre-fill upcoming due dates when you onboard a tenant.
- 1Add or edit a tenant with lease start, lease end, and rent due day.
- 2Enable Schedule rent payments through lease end (on by default when dates are set).
- 3RentLedger creates pending rows month-by-month through the lease end (up to 24 months ahead).
- 4Scheduling starts from the lease start month (up to 24 months back) so you can mark past rent paid when migrating from spreadsheets.
- 5Mark paid when rent arrives, or delete rows that do not apply.
- 6Auto-generate rent each month continues after the scheduled period.
Recording a rent payment
Log payment and mark as paid.
- 1Tap + Rent in the mobile header or go to Rent Payments → Record payment.
- 2Select property and tenant.
- 3Enter amount, due date, and status (Paid, Pending, or Late).
- 4Add paid date and payment method when marking paid.
- 5Save — the payment appears in your ledger immediately.
Downloading a rent receipt
One-click PDF receipt for tenants.
- 1Go to Rent Payments and find a paid payment.
- 2Click Receipt PDF to download in your browser.
- 3Pro users can click Email receipt to send directly to the tenant.
- 4Receipts include property, tenant, amount, and dates in your currency.
Logging an expense
Categorize repairs, tax, insurance by property.
- 1Go to Expenses → Log expense.
- 2Pick the property and category (Repairs, Insurance, Property Tax, etc.).
- 3Enter amount, date, vendor, and optional description.
- 4Save — expenses roll into year-end reports on Pro.
Reading the dashboard
Monthly totals and overdue rent at a glance.
- 1Dashboard shows properties count and rent collected this month.
- 2Expected rent and expenses appear alongside collected totals.
- 3Overdue rent is highlighted in red when payments are past due.
- 4Use the activation checklist if you skipped guided setup.
Year-end tax export
Pro: download PDF and CSV for your accountant.
- 1Go to Reports (Pro plan or above).
- 2Review year-to-date income and expenses by property.
- 3Download Year-end PDF summary or CSV export.
- 4Hand files to your accountant for Schedule E, SA105, T776, or equivalent.
Managing your subscription
Subscribe via PayPal or card (Stripe) or open billing portal.
- 1Go to Settings → Manage billing.
- 2Choose a plan during or after your 14-day trial.
- 3Pay with PayPal or card — both are supported.
- 4Use Manage subscription in PayPal for cancellations or payment method changes.
Resetting your password
Self-serve email reset — no support ticket.
- 1On the login page click Forgot password.
- 2Enter your account email and submit.
- 3Check inbox for a reset link (also check spam).
- 4Set a new password and log in again.
Security deposit tracking
Record deposits at move-in for move-out disputes.
- 1Upgrade to Pro for the deposit ledger (Settings → Billing).
- 2Go to Deposits → Log entry.
- 3Select tenant, type (Collected, Withheld, Refunded), amount, and date.
- 4Keep deposit movements separate from rent income.
